Weight.

You can use anything, however the reason cedar, redwood, pine and spruce are dominate is because of weight. They also work very easily.

Fir construction grade is actually better than flooring,. That straight grained stuff is very brittle and heavy. It is nice looking for accents. Makes nice furniture.

Keep looking - appropriate wood is available everywhere.

Where do you live? someone could probably point you to a source.
