You might try contacting Ron Friedman of Paint Island Kayak (http://www.paintisland.com/). He runs a family-owned kayak sales/rental/tour business in Bordentown, NJ, near Trenton. Ron has tried to put together some boat building classes and considered renting space to other builders to fill up room in some rented space. I don't know what ever happened to his plans. I think his situation is a bit different than yours (population density, business model, etc), but he may have some insights to offer.
