you said it, it depends. One thing is that some builders don't have experience paddling so some things they might think are worthwhile aren't to a paddler so that can color the value. The thing you are missing by looking at prices is that the high price is associated with someone who has a momentum of sales/reputation, if you don't then you'll be spending a a lot of labor marketing yourself,,which is labor and cost that could be spent building another. It's too variable, I'd say your skill as a salesman can skew the value 50%.
